Rubber is the #1 Roof we Replace each year. Rubber is high maintenance, due to it's shrinking properties, it pulls away from everything it's attached to, causing tears and rips. This often starts around the 7-10 year point, most warranties say they cover for 20 years, but at year 10 they state you must perform maintenance to keep warranty enforce.
PICTURE C PICTURE D Rubber has been a good low cost alternative to for the short-term, and not so bad if you keep on top of the maintenance. But most don't have a paid maintenance personal watching over the roof on a regular basis. Imagine buying a washing machine that needed to be inspected twice a year, and repaired yearly. Good if the price was right, but now imagine having a Maytag for 30% more that never needs repair or inspection for 20+ years. PICTURE A - the rubber is shrinking so bad it's pulling the pipe with it. PICTURE B - the rubber here has literally torn away from the edging. PICTURE C - in this case it has begun to rot away causing the open areas PICTURE D - the rubber shrank and tore away from the termination bar, the temporary solution was to terminated where it was, by time we came back to install a new roof, it tore away again from the new term bar. |
